The purpose of this study is to assess the zoning regulations used to control the massing of detached residential dwellings in established areas with "RO" zoning.
The zoning by-law includes several provisions that regulate the massing of detached residential dwellings. These massing provisions generally address:

Most areas with "RO" zoning consist of generously sized lots with modestly sized homes. The intent of the massing provisions is to implement Official Plan policies regarding compatible infill development. Over the past several years, development and redevelopment proposals in the "RO" zones have generally attempted to build close to the maximum requirements of the zoning by-law. New or renovated houses are often significantly larger than existing houses in the area. Overall, the community is generally accepting of these new developments if they comply with the zoning requirements. However, in the past few years, several development and redevelopment proposals in the "RO" zones have sought variance approval from the Committee of Adjustment. |
